Built-Up Area, Carpet Area & Super Built-Up Area
Build-Up Area Of A Property
The built-up area is also known as the plinth area. It is the total size of your apartment unit – including walls, balcony, utility, sit-out, and terrace. It is defined as the total area calculated from the inner wall to wall distance inside the house. As a thumb rule, Built-Up area is 10 percent higher than the carpet area.
Build up Area – Carpet Area + (Utility Area + Shaft Area + Wall thickness)
In short, this is the gross area of the flat which comprises the carpet area as well as the thickness of the ducts and walls. It can be 15 to 25 times more than the carpet area.
Carpet Area
As the name suggests, it is the area that allows us to spread a carpet inside the house. If we consider technically, it is a net usable floor area within a building or an apartment excluding the area covered by the walls. This houses all the rooms in your house including living room, kitchen, bedroom, bathroom, and utility. This would also cover the staircase (if any), inside the house. So, summing up, the carpet area is the net usable area inside the house. It is usually 70% of the buildup area.
Super Built-Up Area
Super Built-Up Area is also known as the saleable or useable area. This area is the addition of a built-up area + common spaces (which involves the apartment’s balanced share of the lobby, common staircase, lift, including corridor outside the apartment/building, clubhouse, and awnings. It is usually 25 percent more than the built-up area. However, water tanks, underground sump, walkways, swimming pools, open sports facilities, inaccessible flower beds and weather sheds shall not be included in the super built-up area.

Calculation of Super Built-Up Area
For example, if the carpet area is 600 Sq ft. What will be the Super Built-Up Area?
Let’s assume the ratio is 75:25, which means the carpet area is 75% of the Super Build-Up Area.
Super Built-Up Area is:
600 + 25% of 600 = 600 + 150 = 750 Sq ft
